We offer Valuation Review and Second Opinion services designed to verify the reliability and accuracy of an existing Opinion of Value report. This independent review acts as a critical due diligence measure, ensuring that the initial valuation has been conducted objectively, transparently, and in full compliance with the RICS Red Book and International Valuation Standards (IVS).
The second opinion, performed by a Chartered Surveyor, is completely independent from the valuer responsible for the original report—eliminating conflicts of interest and reinforcing integrity of the valuation process.
During the review, our experts examine the basis of value applied, any assumptions or departures made by the original valuer, and the overall methodology and analytical framework used. The concise review report summarises the property description, location, ownership and operating structure, as well as the value conclusion stated in the initial appraisal.
If any inconsistencies, methodological flaws, or valuation errors are detected, they are clearly identified and addressed. Conversely, if the first valuation is found to be sound and professionally executed, the reviewing Chartered Surveyor formally confirms that the original opinion of value is fair, compliant, and market-consistent.
